What is the Home Buying Process?

A simple step-by-step guide to buying a home in Middle Tennessee.

Step 1: Get Pre-Approved

  • After you speak with Georgia, we will help you get pre-approved with a lender.
  • You need to know how much money the lender will loan you.
  • It does not matter what price or payment you want. It matters what the lender will approve.
  • Do not use an online or out-of-state lender until we talk about the pros and cons.
  • We will help you choose a trusted lender.
  • We will need a pre-approval letter before moving forward.

Step 2: Buyer Consultation

  • We will sit down together, or meet by Zoom, to go over what to expect.
  • We will discuss money, time frames, the buying process, and your goals.
  • Let us know what you are looking for, including house type, bedrooms, baths, garage, and location.
  • We will start sending you available homes by email based on your criteria.
  • You can also register on the website and set up your own search criteria.
  • When you find a home you want to see, Georgia will schedule the showing appointment.

Step 3: Make an Offer

  • When you decide on the home you want, Georgia will prepare the paperwork.
  • The offer will be sent to the seller for review.
  • When the offer is accepted, you will pay earnest money.
  • The earnest money amount can vary.
  • We will also order inspections.

Step 4: Inspections

  • We will work through any inspection repairs with the seller. This step here can take up to 2 weeks.

Step 5: Loan Underwriting & Appraisal

  • The appraisal is ordered once the inspection contingency is removed.
  • You will need to give the lender every item they request.
  • Your loan will go to underwriting.
  • In most cases, the underwriter may ask for more documents.
  • Be prepared to provide what is needed quickly.

Step 6: Final Walkthrough and Closing

  • After loan approval, we will schedule one more walkthrough before closing.
  • We will set up the closing.
  • Once your lender pays the seller after closing, you will receive the keys.
  • You are now a homeowner!
