If you have thought about selling your home yourself (FSBO),  there are a few things you should consider before you make your decision.
 

Most people that decide they want to sell their homes themselves have made that decision because they want to save money, but that is not always the outcome. According to NAR statistics, the median price for homes sold in 2020 that was listed with a Realtor was  $295,000 while the median price for homes sold FSBO was $255,000. That is 15.69% lower with a difference of $40,000!  Also in 2020, FSBO that tried and then listed sold for an average of 5.5% more.  Listing with a Realtor gives your home much more exposure. 


Time is also another factor you should consider. Staging your home, marketing your home, showing your home, finding out if buyers are qualified, and lots of paperwork, just to name a few, are all a part of the process and all are time consuming.  


Many people do not realize the amount of negotiating that comes with the sale of a home. Price is not the only thing that is negotiated, many other things are also negotiated such as closing cost . closing date, repairs, home warranty, just to name a few. 


Liability is a huge factor you should also consider. There are many details with paperwork that must be attended to. Neglecting mandatory paperwork could cause the loss of a sale or even worse, it could cause serious legal repercussions.  


My best advice would be to meet with a realtor to weigh out all the facts before making your decision. You may find that you are able to get more for your home while paying a realtor to do the work for you. Your chances of a bidding war are far greater when more buyers are viewing your home.
