New Construction vs Existing Homes

There are many benefits to buying a new construction home versus buying an existing home. Some people just like the idea of having a home that has not been lived in prior to them. The new construction homes are move-in ready, very clean, & oftentimes you can customize them with colors & upgrades of your preference. They usually have the more modern floor plans and designs and the new homes are often more energy efficient. You are more likely to have

Why You Need a Pre-Approval Letter

I've been lucky enough to help several families find the homes of their dreams. However, the one question I must ask each family prior to looking at homes... "Have you talked to a lender?"

This is why....

Home Inspection Verses Appraisal

If you are planning to buy a home, an appraisal is an important step in the process. It is a professional evaluation of the market value of the home you would like to buy. In most cases, an appraisal is ordered by the lender to confirm or verify the value of the home prior to lending a buyer money for the purchase. It is also a different step in the process from a home inspection, which assesses the

Are You Thinking About Moving to Murfreesboro?

First let me say, you are making a fantastic choice! I have had the pleasure of living in Middle Tennessee for most of my life. I would tell you how long that majority is, but a lady never reveals her age. The Boro has been, by far, my favorite. This place manages to have everything you need from a bigger city while maintaining its small-town southern feel. All you have to do is take a walk around the  square downtown to understand what I mean.

Radon Testing

Radon testing is the only way to know if you have radon in your home. Radon is a naturally occurring radioactive gas. It is usually found in the ground under the house. Over time, radon can cause lung cancer. When buying a home, yes, I would test for radon. You can buy radon kits at your local hardware store, or you can have a professional come in and do the testing. Typically kits are left in the home for at least 24 hours. All doors and windows are to remain shut during testing. When a homeowner still lives in the home this makes it very difficult to have a valid test because they are going in and out. You can speak with any home inspection company and they can give you better advice that I can.

Here is a Radon Map https://www.radon.com/maps/ where you can see the levels across the United States. Rutherford County has an average level

Should I Wait for Lower Rates?

Historically low mortgage rates are a big motivator for homebuyers right now. In 2020 alone, rates hit new record lows 16 times, and the trend continued into the early part of this year. Many hopeful homebuyers are now wondering if they should put their plans on hold and wait for the lowest rates imaginable. However,

Why You Should Hire an Agent

Buying a home can be very exciting. While it is quite easy to find many of the homes that are for sale without the help of a realtor, you could still be missing out on many potential homes that you would otherwise know about if you had a Realtor helping you. In some markets, homes fly off the market within 2 days of being listed. A Realtor will be

A Happy Home

We talk a lot about why it makes financial sense to buy a home, but more often than not, we’re drawn to the emotional reasons for homeownership. No matter the living space, the feeling of a home means different things to different people. Whether it’s a certain scent or a favorite chair, the feel-good connections to our own homes are typically more important to us than the financial ones.

Why You Should List Your Home with a Realtor

If you have thought about selling your home yourself (FSBO),  there are a few things you should consider before you make your decision.

Most people that decide they want to sell their homes themselves have made that decision because they want to save money, but that is not always the outcome. According to NAR statistics, the median price for homes sold in 2020 that was listed with a Realtor was  $295,000 while the median price for homes sold FSBO was $255,000. That is 15.69% lower with a difference of
